Should I Get A Home Inspection Before I Buy A Newly Constructed Home?

Absolutely, just because it’s a new home doesn’t mean it will be perfect. There can be all sorts of deficiencies that may slip by you undetected that you should have fixed before you close the deal. Finding and correcting such problems after closing may not happen as quickly as you would like, may cause frustration, and possibly stress your future relationship with your builder.

What will the builder think of having a home inspection done? I recently sold a new home of local builder to clients of mine where I suggested a home inspection be written into the offer and the builder flipped out. He said “in all my years of building new homes no one has ever done a home inspection on one of my houses, and they are not about to start!” I said, “Well Sir, it’s the only way this deal is likely to get done. You may want to reconsider for it’s surely a growing trend. And if you build a good home why worry? “

It ended up we got our home inspection and it went pretty well. There was a list of small deficiencies such as duct tape missing from the heating ducts, and other things I can’t recall at the moment, but they were all addressed promptly and everyone went away happy.

If I were a builder I might even consider advertising the fact: …We are confident in our product and invite your home inspections. Who knows, it might even save the builder some time and grief.
